Introduction

The Studio is a self catering single storey barn conversion on a hill farm.

We have tried to provide as much information as possible in this statement. If you have any queries please do call. We look forward to welcoming you.

Pre-Arrival

• We have a website www.addersgreen.co.uk
• Bookings / enquiries can be made via email pam@addersgreen.co.uk phone 0129823720 or by letter to Adders Green Farm. Quarnford, Buxton, Derbyshire SK17 0TA.
• The nearest bus stop is at Morridge Top on the A53, half a mile from The Studio. The service is infrequent.
• The nearest train station (Buxton) is 7 miles away. There is no taxi rank at the station. Ring A1 Taxis 01298 77117 for accessible vehicles. Macclesfield Station is 20 minutes by road. There are taxis at the station
• All guests are provided with written directions to The Studio
• This access statement is available in the 'Welcome File' in the cottage, and by email request.

Arrival & Car Parking

• The farm is half a mile from the main road. A 200 yard bumpy gravel track leads off a narrow country lane.
• The turn-off is easy to miss – daylight arrival is advised
• The car can be brought up to the edge of the property to unload. There is a concrete runway from this point.
• There is a parking space 20m away, on a slightly uneven gravel road.
• There is a concrete ramp going down 20cm over 1m to the garden gate, and then level to the main entrance. The garden gate can be left open for easier access.
• On arrival the building will be unlocked, with keys inside both external doors. Go straight in and make yourselves at home.

Main Entrance

• The main entrance has a ramp to the door going up 10cm over 40 cm, and a 3cm threshold.
• The other entrance has a single step 10cm high and a 3cm threshold.
• Both doors are 80cm wide. The keyhole lock is 85cm high

Layout of Studio

• The main entrance leads into an open plan lounge (ahead and left), dining area (right) and kitchen (far right).
• Beyond the kitchen a door leads to a short corridor with shower room to left, bedroom straight ahead, and second building entrance to right.
• The floor surface throughout is ceramic tiles (underfloor heating).
• There is a thin non-slip doormat inside each entrance, and floor rugs in the lounge, bedroom and shower room.

Dining Room & Lounge

• The dining room, to the right of the main entrance, is open plan with the lounge and kitchen.
• Flooring is ceramic tiles throughout. There is a thin non-slip doormat inside the main entrance. There is a removable long pile rug in the lounge.

Lounge

• One three-seater sofa-bed (Futon) and two easy chairs with arms , all moveable
• Teletext TV provided with DVD and remote control, plus stereo with CD, radio and tape

Dining Room

• The dining table is 125cm long by 75cm wide by 75cm high, with legs on each corner, and under table clearance of 62cm.
• There is a fixed two-seater bench with arms between the wall and one long side of the table, and 1.2m free space between the wall and the other long side. The table is movable to achieve free space of at least 85 cm at either end.
• There are 2 moveable dining chairs with padded seats and no arms.
• Other furniture can be arranged to achieve 1m clearance throughout this area.

Self-Catering Kitchen

• Kitchen open plan with dining room and lounge.
• Worktops 93 cm high.
• Work surfaces on three sides. 1.2 m clearance between all furniture and worktops
• Electric oven is 93 cm high with 4 rings, grill and oven
• Grill is drop down 58 cm high, protruding 28 cm
• Oven door is side opening, height of lowest shelf 24 cm
• Space to left and right of oven 35 cm (cupboards).
• Sink is 93 cm high with cupboards underneath
• Hob is 90cm high and electric
• Flooring is ceramic tiles.
• Evenly lit kitchen with spotlights above work surfaces where required
• Fridge with small freezer available, highest shelf in fridge 60cm

Corridor

At the far end of the kitchen there is a door (80cm) which leads to a corridor (2m long and 95cm wide) with the shower room immediately to the left, the alternative outside door to the right (3cm threshold and 10 cm step down), and the bedroom ahead.

Bedroom

The bedroom is small - approx 195 cm x 190 cm

• Entrance width 85 cm. Heavyweight curtain – no door
• Non feather duvets and pillows provided.
• Linen is not provided
• Small dressing table (90 cm high) with hanging rail underneath.
• Separate wardrobe in lounge.
• Removable wool rug.
• Standard 140 cm double bed
• 80 cm space at the foot of the bed
• 27 cm clearance either side of the bed
• The bed can be turned sideways on request. This encloses the bed on three sides, and creates a clear area of 150 cm x 195 cm between the door and the bed.

Shower Room & WC

• Door width 80 cm
• Latch 140 cm, bolt 120 cm high. Latch can be opened either side. Bolt lock can be opened from inside only
• Shower unit at floor level with 6 cm threshold and sliding doors.
• 80 cm clearance (between washbasin and shower) to toilet.
• Toilet seat height 40 cm
• Space to left and right of toilet 21 cm
• Non-slip ceramic tile flooring. Small rug.
• Pedestal washbasin

Grounds and Gardens

• Small enclosed garden (mostly grassed)
• Concrete runway along front of house provides a sitting out area

Outdoor Facilities

Adders Green is a working farm. There is an uneven fine gravel track to the farmyard, which can be muddy. Rough footpaths lead off across fields and moorland.
